Before you choose a machine or sign for a site, two utilities decide most of what is possible: the electrical capacity available at the property line, and the water you can bring in and legally take away. Get these confirmed early and the rest of the project follows. Leave them to the end and you risk a stranded lease, a machine that cannot run at full output, or a discharge problem that stops you opening. A utilities survey is the cheapest insurance a wash owner can buy.
It is tempting to fall for a machine first and fit the site to it. That is the wrong order. A wash system is only as good as the power feeding it and the water flowing through it. If the incoming electrical service is too small, or the water main cannot hold pressure under load, even a well specified machine will underperform. The honest sequence is: read the site, confirm the utilities, then choose the system that the utilities can actually support. Car wash equipment is motor heavy. Blowers, pumps, hydraulic packs and heaters all pull current, and several of them start at once during a cycle. That means two questions matter more than any single number on a spec sheet: how much total capacity the incoming service provides, and whether it is single or three phase. Most commercial wash equipment is built for three phase power because motors run more smoothly and efficiently on it. If a site only has single phase available, you are either paying for a phase converter, paying the utility to bring three phase in, or rethinking the machine.
Ask the local electric utility three things in writing: the service capacity available at the boundary, the phase and voltage, and the cost and lead time to upgrade if it falls short. Upgrades can take months and carry a real bill, so the answer shapes both your budget and your programme. On the safety and installation side, fixed wiring and protection must meet the national electrical code and workplace rules; the federal framework for wiring design and protection is set out by OSHA on wiring design and protection. A qualified electrician sizes the service, but you need the headline capacity confirmed before you commit.
Throughput ambitions feed straight into this. A single touchless rollover has a very different electrical appetite from a full conveyor tunnel running blowers and multiple pump stations. Because published throughput and connected load rise together, decide your volume target first. A wash does not just need water, it needs water at a usable pressure and flow while several nozzles and pumps draw at once. A domestic sized connection that is fine for a shop can sag under a wash cycle. So confirm the size of the incoming main, the static and working pressure, and the flow the water company will guarantee at peak. If the pressure is marginal, a break tank and booster pump can steady it, but that is a design decision to make now, not a fix to bolt on later.
Water use also drives your running cost, and there is real room to cut it. The US EPA’s WaterSense programme sets out practical measures for reducing consumption at commercial vehicle washes, including water reclaim and recycling systems that capture and reuse a large share of each cycle’s water. Their guidance on vehicle washing water efficiency is a sensible starting point. A reclaim system adds capital cost but softens both your water bill and the load on the incoming main, which can matter where supply is tight.
Bringing water in is only half the utility question. Taking it away, legally and cleanly, is where late surprises hide. Wash wastewater carries oils, grit, detergents and dissolved solids, and you cannot simply run it to a storm drain. Discharge is regulated. In the US, industrial wastewater is controlled through the federal permitting system, and the EPA publishes effluent guidelines for vehicle and equipment cleaning alongside the NPDES permit programme that governs discharges to surface waters. Whether you connect to a sanitary sewer, treat and recycle on site, or discharge under permit depends on your location and the receiving system.
Most sites need pretreatment before discharge to sewer, typically an oil and water separator and a solids trap. The EPA’s overview of oil and water separators explains what they do and their limits. Confirm early which sewer authority serves the site, whether they will accept your flow and strength, and what pretreatment and consent they require. The point of the survey is that these findings narrow the choice for you. Limited three phase capacity and modest water flow point towards a single rollover rather than a tunnel. Ample power, strong water and a sewer authority happy to take the flow open the door to higher throughput systems. This is why the rollover or tunnel decision should follow the utilities survey, not precede it. The utilities are the constraint; the machine is the choice you make within it.
